Spring has sprung here in Spain and we’ve had some beautiful weather, with warm temperatures and sunny skies. This is the time of year that we always advise our property owners to have a bit of a spring clean and take a look if there are any maintenance tasks that need to be done.

Although winters in Spain are mild, when there aren’t people in the property and when it is cooler and wetter and the wind gets up, problems can develop. So either go down to the property and assess it, or get a property maintenance company such as HomeCareontheWeb to do it for you.

We start with an inspection, which checks windows, doors, paint work and shades outside the property. We check for signs of damp inside and out, as this can often develop over the winter. We then look for signs of wear and tear and things that need to be refreshed or replaced before you welcome new holiday makers. If you own a Costa del Sol property and you rely on holiday rentals to generate income, you will be pleased to hear that the local authorities are working hard to promote the Costa del Sol and expand the tourism sector. Following a summer packed with attractive events to draw in tourists to the area, there were a number of high profile events in September too, which aimed to extend the traditional tourist season and appeal to a different type of traveller.

Malaga Fashion Week created the longest haute couture catwalk in Europe, by converting the important shopping street Calle Larios into a fashion mecca. The two-day event attracted designers from around the world and around 15,000 fashionistas watched the shows each day.

Gibraltar also attracted the crowds on the weekend of the 21st and 22nd of September with the MTV Gibraltar Music Festival. This amazing event brought nearly 30 music groups to Gibraltar, with internationally renowned artists such as Stormzy, Two Door Cinema Club, Rita Ora, Chase & Status, Sister Sledge, Suzi Quatro and The Boomtown Rats. This attracted lots of tourists to stay on the Western Costa del Sol, to enjoy a sunshine holiday and then take advantage of the buses to go to and fro the festival each day.

To increase tourism from the United States, Marbella Town Hall has been contacting luxury travel organizations and in September signed an agreement with Virtuoso, the largest network of luxury travel agencies in the States. This should boost the number of luxury travellers coming over with big budgets to spend. Find out more

The Andalusian Council, the Junta de Andalucia, is also looking for ways to reach new audiences and to extend the season. They have budgeted nearly €10 million to promoting and developing tourism inland, with a focus on cultural and off-peak tourism. The tourist boards for each area and the local Town Halls will also start the rounds of tourism fairs that promote the destination amongst tourism professionals and encourages them to send their clients to the Costa del Sol. One of the new initiatives they are preparing to present at the most important Spanish Tourism Fair in January, is a platform to help tourists visit the places where popular films and TV series have been filmed.

Make your New Year’s resolution to improve your property

As we mentioned in last month’s post on painting your property that’s a great way to refresh your property. As well as the paint work, there are a number of things to look at to make sure everything is ready for next season –

  • Rugs, curtains and upholstery – Check these are clean and in good condition and replace if necessary
  • Linen and towels – Check these are still in good condition, bleach white sheets and towels to bring them back to their original white and make sure they are not threadbare, replace if so. This makes a really bad impression on renters.
  • Outdoor furniture – Check to see how this has fared over the summer and winter season they can become faded and paint can chip and look tatty. They can benefit from oiling, staining or repainting and we would recommend replacing cushions and upholstery or cleaning
  • Inventory – Check your kitchen supplies, glasses, plates etc and make sure that they are in good condition and that you can replace things which are broken so you have enough of everything for the people you can cater to

Following the torrential rain in the Malaga province last week, many home owners who may only visit their properties during the summer, are wondering whether their holiday homes have been affected by any flooding, leaks or water damage.

Great News for the Costa del Sol

Malaga airport has reported that 1.5 million passengers passed through the airport in July, a 0.3% rise compared to the same time last year, with most of these coming  from the UK, France and Germany.

This is a very positive sign considering the number of flights to Malaga has dropped by 4.5% this year, showing that the Costa del Sol is still a number one holiday destination, despite the current financial crisis.

The Spanish Ministry for Industry, Energy and Tourism reported that in June there was an increase of 4.7% in the number of tourists compared to June last year. It was also reported that the average spend per traveller has increased by 3.8%, In Andalucia there was a 5.5% increase in average spend per traveller.

The American market is reported to be the market which is contributing the most to the growth in spends after discovering the area thanks to Michelle Obama’s visit.

Local newspapers have reported a great August which has seen a number of top hotels being fully booked throughout the month. A number of these high end hotels are favoured by people to whom money is no object, creating a positive effect on the luxury market in Marbella.

However it is not just the super rich who are flocking to the Costa del Sol, the busy streets, traffic jams and endless queues to get parked shows that tourists are here in their numbers.

Take a walk down the Paseo and it’s a battle to pass through the crowds without bumping into someone, stroll through the Old Town and you can barely get in the door of the little boutique shops.

This can only be a positive thing for businesses and homeowners alike on the Costa del Sol, more visitors’ means more spending and with hotels turning down bookings; this is great news for people owners renting their property on the Costa del Sol.

When it rains in Spain…
