Long-term rental market booming on the Costa del Sol

We’re seeing the demand for long-term rental properties grow year on year. During 2019 the HomeCareontheWeb Group managed 83 long-term tenancies, up by 37.5% compared to 2018. We saw an even bigger spike in enquiries for long-term rental properties and interest growing outside of the traditional areas.

According to Sergio (Long Term Rentals Specialist at HomeRentalontheWeb), “while properties in traditionally popular areas of Costa del Sol, such as La Cala de Mijas, Elviria, Nueva Andalucía, Marbella and Estepona are always quick to rent, we also saw an increased dynamism in the market with demand shifting to new and emerging areas.”

In 2020 we expect this trend to continue to rise and are therefore looking for property owners who want to rent their properties long-term.

We are looking for two or three bedroom apartments between Benalmadena and Estepona. The areas with the most demand include Mijas Costa, Elviria, Las Chapas, Fuengirola/Los Pacos. Choosing long-term rental to generate income from your property gives you consistent, year-round income, without having to keep changing tenants, or pay bills.

As there’s so much demand and so little supply, long-term rental properties tend to rent quickly and as long as tenants are happy, they tend to stay. At this special time of year we always like to give back to those less fortunate than ourselves, so we’re helping the homeless on the Costa del Sol. We collaborate with a local homeless charity and contribute savoury and sweet pies to their Christmas meal and presents so that everyone can get a little something this year. All our generous staff are making donations to this cause, and the company is doubling what they raise so we can help as many people as possible.

At the office, we are collecting warm coats, blankets, scarves and rucksacks, to give to the homeless. So if you have anything in the house which you don’t use anymore, please drop them in to the office and we’ll make sure they get to people in need. Where to find us

Christmas Opening Times

It has been a very busy year for our property management and property rentals team and we continue our hard work throughout the festive season. We will be closed on Monday 25th and Tuesday 26th of December and the 1st of January, but open as normal throughout the rest of the holidays.

Looking back on a fantastic summer

It’s September, the weather is cooling down, the crowds are heading home and we’re reflecting on a great summer. 2017 was the best year yet for our property management and rental clients with more bookings than ever.

Here’s our summer in numbers –

  • We managed 3379 bookings
  • Checked in over 14,000 guests
  • Carried out more than 4,000 cleans

And we still have much more to come!

The Costa del Sol is a great year round destination and we’re seeing the an extension to the traditional high season, with more people choosing to visit in September and October when the weather is great but prices for flights and accommodation come down. There is also more interest in Christmas bookings, as people look to experience a different Christmas away from home, where a walk on the beach after your Christmas lunch is a reality.

We have over 1,000 more bookings for the rest of the year so far, and we expect to see more bookings coming in for some autumn and winter sunshine.

The Spanish Property Market Continues to Grow

spanish real estate growthHomeowners in Spain have finally started hearing good news over the last six months, with property purchases increasing in volume and slowly but surely property prices on the rise. In the most popular areas, prices have been rising for some time and the rest of Spain is now catching up, with a lot of buyer interest from purchasers around the world.

Many research bodies and official organizations are hailing Spain as a great place to invest, with the IMF praising it for its economic recovery and the Organisation for Economic Development saying that it has one of the most undervalued housing markets in the world. Not surprisingly, this is getting even more people interested in the area.

The start of this year has been brilliant, with 34,771 property transactions being made in February alone, the highest for three years, and an increase of nearly 16% from the same time last year. As you may know, there is a new rental law which will come into force on May 12th to regulate the rental of private homes to tourists. We are monitoring this situation carefully and have been calling the different bodies responsible to clarify what are owners have to do. It seems that the requirements that the property must meet are relatively simple and will probably be in place for a quality property managed by a company such as ours, so please don’t worry. Preparing your Property for 2016According to the Guardian, and many other sources, Spain is due for another record breaking year in 2016, after the best year yet in 2015. Summer 2015 was amazing, with September also breaking records with a 3.6% increase on visitors through Malaga airport even off peak. Our holiday rental division had an increase of 18% compared to 2014, welcoming over 10,000 guests. But of course we want our clients to have even more rentals, so it’s brilliant to think that even more tourists are due to come to Spain this year.

The Guardian predicts that Spain will be the top destination for both Britons and Russians who are wary of Egypt and other, once popular, holiday hot spots due to the instability and terror attacks. Rather than decide not to travel at all in the face of these troubles, people seem to be determined to get their week in the sun, but are choosing safe places such as the Costa del Sol. have reported that a third of searches on their site are for Spain and ABTA (the Association of British Travel Agents) claimed that Spain is set for a bumper year, with bookings for summer 2016 way ahead of previous years. Summer is nearly here, is your property ready?

property managementAfter a fantastic Easter in Marbella and the rest of the Costa del Sol, with hotels in the most popular areas seeing an increased occupancy of 30% compared to last year, and many at 100% occupancy for the key dates of Semana Santa, it’s time to prepare for summer! At HomeCareontheWeb we also had a great Easter with an 18% increase on bookings compared to the same time last year, and summer is looking fantastic, with many bookings already received and many more coming in every day as people start to get excited about the summer season.

If you’re renting out your Costa del Sol property over the summer you need to be ready, as increased bookings are being seen in May, as well as the traditional months of June, July and August. This means making sure your property is being marketed properly to maximise the amount of rentals you achieve. If you have your property on any websites, make sure your calendar is up to date so you don’t end up missing out yourselves or double book any guests coming from a different source. Consider other marketing channels if you’re not happy with the bookings you’re getting.
